Approved Nearby

Council approvals in your patch that often come before a sale.

Every Monday, Approved Nearby lists the development applications determined in the suburbs you farm that tend to lead to a listing: subdivisions, strata subdivisions, dual occupancies, knockdown rebuilds and small apartment projects. Each one comes with the address, what was approved and the estimated cost of works.

Launching December 2026 for Sydney. First month free, then $99 a month.

Sample issue of Approved Nearby listing thirteen approved developments in Mosman, Cremorne, Crows Nest and Cammeray, with a guide to each signal and a suggested letterbox line.

The sample covers eight weeks to 3 November 2026. A normal weekly issue for these suburbs carries about 1 to 3 properties. Open the PDF to read it at full size.

What you get each week

The property
Street address and suburb, for every approval in the suburbs you choose.
The signal
Subdivision, strata subdivision, dual occupancy, apartment project or knockdown rebuild. Decks, pools and pergolas are left out.
What was approved
Lots, dwellings and the estimated cost of works, so you can judge the property at a glance.
A letterbox line
A short, ready-to-use note to the owner for each signal type.

Why not just use the council tracker?

You can, and it's free. But it shows every application, mostly renovations, and you have to check each council separately. Approved Nearby reads the NSW Planning Portal for every council in your area, keeps only the approvals that point to a sale, and sends you the short list.
